Payment and Project Terms

Payment schedule and material funding

10% at signing reserves the project and starts planning. The 45% pre-start payment funds materials and must clear before Ketron orders them or schedules installation. The final 45% is due at completion after the final walkthrough and completion of Ketron's documented correction items.

Price valid through

The selected roof-system price is valid through September 30, 2026.

Additional roof layers or decking

Ketron photographs the condition and gives you the price before extra work begins: $185 per square for another roof layer and $225 per 4x8 decking sheet. Any other repair is documented in a signed, paid change order before that work begins.

Workmanship

If Ketron's installation causes a leak or failure, Ketron returns and corrects it at no cost.

Pipe boot protection

Every new pipe boot receives a replaceable rubber repair collar. The collar takes the weathering first and protects the pipe boot, one of a roof's most common early failure points.

Property preparation

Ketron protects open roof areas and the property throughout the work. Before work starts, move vehicles and personal items outside the active work area.

Cleanup and walkthrough

Ketron cleans daily, completes a final magnetic sweep, and walks the finished project with you.

Cancellation, Disputes, and Homeowner Rights

Payment due dates and work stoppage

Ketron does not finance the project or extend credit. Every payment is due on the stated schedule. If any required payment is not received when due, Ketron stops work immediately. Work resumes only after Ketron receives cleared funds.

Project commitment

After the three-business-day cancellation period, this agreement continues until the selected roof system and signed change orders are complete. If the homeowner directs Ketron to stop, payment for completed work, ordered materials, and documented non-returnable costs is due immediately.

Questions or disputes

Report any concern to Ketron immediately. Ketron inspects and documents the reported concern. If the parties do not resolve the concern directly, either party may request mediation in Kootenai County before filing a formal claim.

Change orders and complete agreement

Every change order states the added work and price. The change order must be signed and paid in full before Ketron orders materials or performs the change-order work. This proposal, the roof system selected on the authorization page, and signed change orders are the entire agreement. Verbal changes do not change the work or price.

Three-business-day right to cancel

The buyer may cancel before midnight of the third business day after the transaction date without penalty. Payments are returned within ten business days after written notice to mitch@ketronroofing.com or 721 N 3rd St, Coeur d'Alene, ID 83814.

Required Idaho homeowner notice — Idaho Code 45-525

Before final payment, the homeowner may:

Require lien waivers from subcontractors and suppliers.
Receive proof of general liability and workers' compensation insurance as required by law.
Ask about extended title insurance for certain unfiled liens.
Require, at the homeowner's expense, a project surety bond up to the contract value.
Receive Ketron's list of direct subcontractors and suppliers exceeding $500.
